For property managers on Hostaway

Your guests write at three in the morning. You hear about it at seven.

Kulkul answers your guests overnight in your own voice, from what you know about each property — and holds anything it isn't sure of, with the reason written out for the morning.

A kulkul is the wooden drum in every Balinese village, struck to call people together or raise an alarm.

The morning Brief is the same instrument. It only sounds when something needs you.

23:00 – 07:00

The work happens while you are asleep.

A guest with no hot water at two in the morning does not wait politely until nine. They write, and then they wait, and the waiting is what ends up in the review.

  1. 01

    A message arrives.

Hostaway hands it over the moment a guest writes, on whichever channel it came in on. No new inbox, no number to give out.

  2. 02

It drafts from what you know.

Facts about that one property, and the way you write, learned from your own sent messages. Not a house style. Yours.

  3. 03

    It sends, or it stops.

Above the confidence threshold you set, the reply goes out in seconds. Below it, nothing goes anywhere and the reason is written down for the morning.

The part that matters

It would rather hold than guess.

Every specific in a reply — a code, a time, a price, a name, a distance — has to trace back to a fact you gave it or a field on the booking. If one cannot, the reply is held, however sure the model sounded about it.

And some things never go out on their own at any score: money, legal threats, injuries. Those are rules, not confidence, and confidence cannot talk its way past them.

A held reply is not a failure. It is the product telling you, in writing, exactly which thing it did not know.

Water under the sink, and six guests arrive at 16:00.

Held at 45%, below the 80% threshold

This property has produced a loose trap once and a cracked feed line once. One is a twenty-minute job and the other is a day, so it asked the guest for a photo rather than sending the wrong person.

Property Brain

What it knows that nobody else does.

Every fact came from you — from setup, from your house manual, or from something you wrote to a guest once and never thought about again. This is the part a general-purpose assistant cannot have, because it was never in the room.

The main bedroom AC ices over when the filter clogs. The front panel pops off by hand and the filter rinses under a tap.

The gate code changes per booking, and goes out fifteen minutes before the arrival window opens.

Wayan handles plumbing and general repairs. Eighteen minutes away, $60 call-out, answers WhatsApp fast.

you told it during setup

A property under twenty facts does not get autopilot at all. Below that it would be guessing, and guessing is what you already have.

Voice

In your words, not a brand’s.

It reads a few hundred of your own sent messages and works out how you actually write — how long your sentences run, whether you apologise and how, and what you say instead of “we apologise for any inconvenience”.

A general-purpose assistant

Dear Guest, we sincerely apologise for the inconvenience caused. Our maintenance team has been notified and will attend to the matter at the earliest opportunity.

You

Sorry about that. I’m sending someone over — should be there within the hour. Give me a shout if it’s still playing up after that.

07:00

At seven, one page.

What was handled, what is waiting, and why it is waiting. Not a feed to scroll and not a dashboard to interrogate — one page, read standing up, and then your day.

The drum does not do the work of the village. It tells the village when something needs them.

Kulkul is new, and deliberately narrow.

Five screens — Brief, Queue, Property Brain, Voice, Autopilot — sitting on top of Hostaway, which already holds your Airbnb, Booking.com and Vrbo connections. No calendar, no rates, no channel management. Hostaway does those, and does them better than a new thing would.

If you manage properties there and can name three things the AI you already have gets wrong, those three things are the roadmap.
